8/10 - This course is a gem hidden within a senior community.  The course is not very busy which makes for a stable and competitive round of golf.  The course is well maintained.  The tee boxes are above average with rolling areas.  Sometimes the ball will be above or below your feet, depending on the box placement.  The fairways are narrow which makes for a challenging drive.  If you miss the fairway, most of the rough is between 3" to 1'.  Some of the fairways are under repair in some portions, but overall they are above average.  The greens offer a challenging 1st or 2nd shot.  Most greens are surrounded by bunkers and some water hazards.  The greens on the front 9 have a deceiving look to them.  Most putts will seem to break, but average 1-3" break.  The back nine greens offer a more challenging read.  These greens must be played to the break.  Front 9 greens average slow to medium speed while the back 9 greens average medium to fast speed.  Overall I give this course a rating of 8.
